Modern Neutral Condo

Some challenges
The maple floors weren’t installed correctly when this old ice cream factory was made into condos. The lighting didn’t work stylistically with a loft-style condo. Additionally, while the living, dining and kitchen spaces were very open, they didn’t know how to arrange the furniture.
How we helped this downtown condo
New acacia flooring in a warm mid-tone were installed which changed the whole feeling of the condo. I had the outdated lighting removed and new industrial light fixtures installed in their place. I wanted to play off the industrial feel but still keep an elegant upscale look.
Mix textures and patterns
I selected a mixture of finishes and textures – distressed gray woods, various metals, wool in the rug and neutral fabrics for the sofa, chairs, ottoman and window treatments which are a semi-sheer linen.
Pops of color were introduced with accessories, the pillows and art in particular. For the window treatments, to further enhance the industrial feel, I used pipes instead of drapery hardware purchasing them from the hardware store and spray painting any parts that needed it. The window treatments nicely frame the city views.
